Peaks & Plains Housing Trust is a Macclesfield-based housing association which improves homes and creates vibrant communities across Cheshire. Peaks & Plains invited us to re-imagine its workspace to reflect its progression as an organisation, and to create a more efficient, healthy office environment – one better suited and equipped to meet the needs of its employees, and to support the continued improvement of the Trust’s services. Our re-design freed up 1,000 sq m of lettable office space, the income from which funded the fit-out programme and will continue to fund future housing projects delivered by the Trust. This funding model using rental income is a first for any public-sector landlord.

We set out to create a workplace that created communities within communities, one with meaningful places reflecting the homes which Peaks & Plains create for their residents. In order to reflect their strong link to people’s home lives we focused their design on creating a domestic, natural aesthetic.

In contrast, the ordering of space and layout was governed largely by urban design principles, seeking to create a floor plan which provided different places of different scale and flavour, creating ‘neighbourhoods’ with which users could relate and belong. The complete revitalisation of the working environment has been delivered by creating more informal and agile spaces and connecting the different areas of the office through meandering routes which connect a variety of open, social spaces.
